Monday Morning Owners’ Meeting
We want to encourage our owners and guests to join us every Monday morning at 9:00 a.m. for coffee and donuts. These meetings provide communication from the Board, through Management, on what is going on at your Resort and also give owners an opportunity to make recommendations and/or ask questions. Please join us for this fun and informative get-together.

LAUNDRY
The laundry room is located on the 2nd floor and is open from 8:00 a.m. until 4:00 p.m. on Tuesday and Thursday only. You may exchange your linens on the designated days and operating hours.

Pool towels will be located in your unit; 4 towels for a 1-bedroom unit and 6 towels for a 2-bedroom unit.

ICE AND VENDING MACHINES
Ice machine is located on the 2nd floor. Vending machines are located 3rd & 5th. Guest laundry facility is located on 3rd floor - coin operated.

MAIL AND MESSAGES
Mail and messages received at the resort may be collected at the Front Desk by either calling or stopping by.

PARKING
Complimentary parking is available for all registered hotel guests. The hotel cannot be responsible for items left in the vehicles on the hotel property.

PET POLICY
Pets are not permitted. The Front Desk will be glad to help you make other arrangements for your pet.

Rules and Regulations

  1. Maximum Occupancy Regulations are strictly enforced as follows: STUDIO—maximum occupancy of four (4) people; ONE-BEDROOM UNIT—maximum occupancy of four (4) people; ONE-BEDROOM DELUXE UNIT—maximum occupancy of six (6) people; TWO-BEDROOM UNIT—maximum occupancy of six (6) people; and THREE-BEDROOM UNIT—maximum occupancy of eight (8) people.

  2. Each owner/guest shall vacate his/her unit no later than 10:00 a.m. on the Sunday on which his/her period terminates. Failure to do so will result in a $25.00 per hour fine.

  3. No owner shall have or hold a key to any unit except their own during their period of ownership. Failure to comply will result in a $50.00 assessment.

  4. No animals are allowed in any of the units, with the exception of registered service animals with proper documentation. Failure to comply will result in a $350.00 assessment. Animals must be removed from property and put in a kennel.

  5. Any occupant of a unit that creates the need for additional cleaning will be charged $350.00 for the additional cleaning.

  6. Absolutely no boats, trailers or commercial vans are allowed to park in the main parking lot. Additional parking can be found on Hillside Avenue, one block away from the property.

  7. Any damage to the unit caused by the movement of furniture, luggage or supplies that result in abnormal wear and tear will be paid for by the owner/guest.

  8. Owners will be held accountable for their children and guests.

  9. No inventory inside the unit may be removed.

  10. The Management Agent, law enforcement agents and any contractor that is authorized by the Management Agent, may enter the unit at any reasonable time for the purpose permitted under the terms of the Master Deed and By-Laws of the Association.

  11. Common areas such as walkways, lawn areas and unit entrances are not to be obstructed in any way by bicycles, baby carriages/strollers, swimming floats/rafts or any other items.

  12. No signs may be posted.

  13. No article may be hung from the doors, windows, or balconies nor places upon the windowsills or balcony railing.

  14. No owners or guests will permit any noise to disturb or annoy the occupants of any other unit.

  15. Pool and deck chairs should not be reserved with towels for any reason. Management has the right to remove towels if left unattended for more than one hour.

  16. Riding bikes, use of roller blades, scooters or skateboards is not permitted on building walkways or pool areas.

  17. Bikes are to be stored and locked in the bike rack.

  18. The feeding of birds or other wildlife from the balconies is prohibited.

  19. The use of, possession of or storage of illegal drugs, firearms or flammable materials, such as gasoline, kerosene, naphtha, benzene, propane, fireworks of any kind, and articles deemed extra hazardous to life, limb or property within any unit is prohibited.

  20. Lock all doors and windows when the unit is unoccupied.

  21. Car passes must always be displayed.

  22. Any complaint should be submitted in writing to the Resort Office.

  23. Luggage carts are not to be taken into the units.

  24. Day Pass Rules are strictly enforced as follows:

    • Annual Association fees must be current.

    • Based on occupancy at Peppertree By the Sea and at Management’s discretion, owners and guests will be issued day passes.

    • Peppertree By the Sea day pass members will have to make a reservation for the day they wish to come, by calling the Resort Office at (843-249-3591).

    • Peppertree By the Sea day pass users must check out by 10:00 p.m.

    • Day Pass Users must leave their driver’s license at the Front Desk. Your license will be returned to you when you return the pool tag and key.

    • Based on occupancy at Peppertree By the Sea and at Management’s discretion, day pass owners will be required to park in the Hillside Drive parking lot.

    • Peppertree By the Sea must be always present with their guests.

  25. All pool rules posted near the pool are to be adhered to by owners and guests.

    • FLOATS OF ANY KIND, INCLUDING BOOGIE BOARDS ARE NOT PERMITTED IN THE POOL WITH THE EXCEPTION OF INFANT FLOTATION DEVICES.

    • PARKING: Parking is reserved for owners and guests of Peppertree By the Sea. Only ONE vehicle per unit may park in the main parking lot or the parking lot across the street. A second or third vehicle must park a block over on Hillside Avenue.

    • GRILLS: Outdoor cooking, including grilling or barbecuing of any type on balconies or in hallways is strictly prohibited. Barbecue grills are provided on the north side of the building near the ocean. No reservations are necessary. PLEASE DO NOT put hot coals or ashes in the garbage cans.

    • SWIMMING POOL/JACUZZI: Pool rules are clearly posted and enforced. All owners and guests are cautioned that the use the swimming pool, Jacuzzi, it’s equipment and facilities at their own risk. Children under the age of 14 are not permitted in the Jacuzzi.

    • BOTTLES AND OTHER GLASS: These objects are not permitted at anytime in pool, Jacuzzi, deck, or patio area.

    • BALCONIES: Articles of clothing, linens or towels should not be hung from any balconies or draped across any balcony furniture. Please use the wooden towel racks that are provided in each room.

    • ANNOYANCES: Loud noises from televisions, stereo equipment, musical instruments, parties or yelling in the units or hallways should always be kept to a minimum and especially between the hours of 10:00 p.m. – 8:00 a.m.

    • CHILDREN: Reasonable supervision of children by a responsible adult must always be exercised when children are playing on the grounds, in the swimming pool, or the Jacuzzi. Children under 16  in the activity room MUST have adult supervision. Playing in the corridors, stairwells, and in or with the elevator is prohibited.

    • NO WET SWIMSUITS ARE ALLOWED IN THE LOBBY OR ACTIVITY ROOM!

    • PETS ARE NOT ALLOWED

    • FIREWORKS ARE STRICTLY PROHIBITED

    • TOWING ENFORCED IF PARKING PASSES ARE NOT DISPLAYED PROPERLY. PINK PASSES IN MAIN PARKING LOT WILL BE TOWED. ALL PINK PASSES NEED TO BE PARKED ON HILLSIDE AVENUE.

    • MANAGEMENT IS NOT RESPONSIBLE FOR ANY PERSONAL ITEMS LEFT IN THE UNIT.

    • REPEATED REQUESTS TO COMPLY WITH THESE RULES AND REGULATIONS COULD LEAD TO GUESTS BEING ASKED TO VACATE THE PREMISES BY MANAGEMENT.


Safety and Security

Your safety and the security of your personal property are of the utmost concern to those of us who welcome you as our guest. We urge you to take advantage of the following suggestions.

DOUBLE LOCKS
For additional security, utilize the deadbolt lock provided on your door upon entering. This will prevent the door from being opened by a regular room key.

ADMITTANCE
Do not admit persons to your room without first making identification. A “peep hole” is provided in your door for your convenience. If there is any doubt about the person’s true identity, please contact the Front Desk.

KEYS
Do safeguard your key. Be sure to leave it with the Front Desk upon departure. Do not leave it in the room or in the door. Do not give your key to others.

FIRE
Please familiarize yourself with the location of the nearest fire exit stairway. In the unlikely event of a fire, please move quickly but calmly to the stairs. Avoid the use of elevators. Report fire or smoke to the Hotel Operator.

We hope these procedures will help to contribute to your comfort and well-being during your stay at our Hotel.


FIRE SAFETY PROCEDURES

Like all buildings, hotels can have fires. Plan what to do when you check in. You won’t have time to plan during a fire.

First, find two exits nearest your room. Be sure they are unlocked and unblocked.

Then, count doors between your room and exits, so you’ll have a reference point if it is smoky.

When you hear an alarm, act, don’t investigate. 

If the fire is in your room, get out and close the door. Once out, report the fire.

If the fire is not in your room, leave if you can. First, feel your door. If it is cool, open it slowly and go to the near- est exit. Crawl in smoke. Fresh air will be at the floor. Take your key so you can get back in if you can’t use the exits 

Never use an elevator during a fire. They could stop at the fire floor.

If your door is hot, don’t open it. Your room may be the safest place to be. Seal all cracks with wet towels. Shut off fans and air conditioners. Signal at your window. Call the Fire Department and wait to be rescued.
