This directory is provided to familiarize you with the many services we offer as well as acquaint you with the South Lake Tahoe area.
If there is anything we can do to make your visit with us more enjoyable, please feel free to ask our staff members.

Directory of Services
Check-Out Procedures
1. Close and lock all windows and doors. The guest of record is fully responsible for weather-related damage, vandalism and theft that occurs if you fail to do so.
2. Turn the heater thermostat to 55 degrees. Do not turn heaters off.
3. Turn off the stove, oven, stove fan and light.
4. Turn off all appliances, TV’s, stereos and lights. Replace any cables or electronics that you may have moved or disconnected. If you noticed any burned out light bulbs, please leave a note for the housekeeper.
5. If there is a dishwasher please load it and start it, you do not need to wait for it to finish. If there is not a dishwasher please wash your dishes and place back in the cupboards.
6. Remove all personal belongings from bedroom closets, bathroom closets, kitchen cupboards and the refrigerator. Double check for cell phone and camera chargers (most frequently forgotten items).
7. Remove any opened or perishable food products. Leave the refrigerator in the condition you found it or better.
8. Please leave the beds that were slept in unmade. Place all the towels in the bathroom (s). Do not place wet towels on the furniture or the bed.
9. Move all furniture back to original positions.
10. 10. Place securely bagged garbage in the metal garbage box (bear box) adjacent to the driveway. If there more garbage than fits please leave it in the garage or
entry and let us know so we can pick up.
11. If any of the above items are not completed, there will be an additional service fee charged to your credit card. See your rental agreement for details.
Check-Out Time
Check-out time is 11:00 a.m. We insist that you honor this policy so that our housekeeping staff will have time to prepare the unit for our next guest. Any exceptions must be approved by management in advance.
Entry of Premises
A licensed, bonded and/or authorized employee or repairman may enter the premises during customary business hours for any purpose connected with the repair, improvement, care and management of the premises or after customary business hours, but then only to handle emergency maintenance. If this causes you concern, please contact our office to confirm authorization.
Fireplaces and Wood stoves
Please make sure that the damper is open before starting a fire and utilize fireplace screens and doors to ensure that red hot embers do not leave the fireplace or wood stove. If you decide to take ashes or wood out of the fireplace, please do not under any circumstances place them in plastic garbage cans or paper bags.
Firewood
Firewood is readily available at local stores and shops. Outside fire pits are not allowed, you may only use firewood in a fireplace or woodstove
Barbecue Information
Propane barbecues: If the tank is empty, please take to a local grocery store or gas station and replace or refill. Drop off or send your receipt to management, and you will be reimbursed the cost of refilling. If you empty a tank but do not refill it, please leave a note on the kitchen counter so the housekeepers can take care of it.
Charcoal:
Given our high fire danger charcoal BBQs are not allowed.
Housekeeping and Maintenance Problems
Please report any housekeeping ext. 83 or maintenance problems ext. 84 IMMEDIATELY to our office, 866.407.0245. We will make every effort to correct the problem and/or move you to comparable accommodations. Unfortunately, we cannot be of assistance if we are not aware that a problem exists.
Garbage
Please place securely bagged garbage in the in the metal garbage box adjacent to the driveway. Remove the hex key from the latch, bears know how to open the door if the key is left in the latch. If your unit is in a condo complex place your trash in the community dumpster. If your unit does not have a bear proof garbage bin place the securely bagged garbage in the garage.
If you are checking out prior to garbage day for your unit and there is a bear- proof garbage box, please make sure all garbage is placed in the bear-proof box and the doors are securely closed. If this unit does not have a bear-proof container, please bag all of the garbage and leave in the garage or kitchen.
Parking
Parking is allowed only in designated areas (driveway and/or garage, if available). Street parking is not allowed during snow removal season. Cars will be towed and ticketed at individual car owner’s expense. Management will not be responsible for any fees or fines incurred due to improperly parked vehicles.
Hot Tub (if available)
• Please read your rental contract in detail regarding hot tub damage fees.
• Make sure only plastic glasses are used near the tub—no glass.
• Hot tubs left in extremely (above normal) dirty condition may incur damage charges.
• Children should only use the hot tub with adult supervision.
• Make sure everyone showers prior to entering the hot tub. Oils, soap and sand can damage the tub.
Leave No Impact
Leave No Impact is a set of a beliefs promoting respect for South Lake Tahoe neighborhoods. Dispose of waste properly, leave what you find, respect wildlife, and be considerate of others.
During your visit, please remember that the Vacation Home Rental (VHR) you are staying in is located within a residential neighborhood. The following “Leave No Impact” policies are an essential part of our VHR program.
Noise
No excessive or unreasonable noise is permitted at any time.
Trash
We would also like to remind you that we live in the forest. In the forest we have bears that are hungry and will go through your trash if you leave garbage bags outside of your VHR. Also, if you leave food inside of your vehicles, a bear may try to get to your food for a snack.
Occupancy
Visitors must adhere to the maximum number of occupants in the VHR. Weddings and parties are not allowed in VHR’s.
Spas and Hot Tubs
You may not use hot tubs between the hours of 10:00pm-8:00am, neighbors will call the Sheriff and guest would be responsible for any fines.
Parking
Street parking is not allowed at any time.
Enforcement
If the City of South Lake Tahoe or El Dorado County VHR Enforcement Officer issues a citation for noise, parking, occupancy or trash complaints, fines range from $250-$2,000.
